Tenant Case Studies
Padel Haus
From Zero to >100,000 SF
When we started working with Padel Haus, they did not have a single location open and the sport of padel was basically unknown in the USA. The biggest real estate problem was finding space with high enough ceilings and wide column spacing to accommodate the sport. Capricorn expanded the brand's real estate strategy from a local NYC focus to a true nationwide search. With plenty of hard work we were able to find great locations in major cities, with more to come!
Rhone
The Road to 10 Locations
Capricorn worked with this DTC brand’s founding team to establish a national strategy utilizing existing consumer data and proprietary analysis to plan initial rollout. Through our landlord relationships and skilled dealmakers, Capricorn introduced Rhone to the development community and structured deals to mitigate long term risk and optimize for enduring success.
Outdoor Voices
Doubling Up…Scaling from 10-20 Locations
Working in tandem with OV’s executive team, Capricorn thoughtfully recommended the “it” brand’s next growth markets utilizing customer data and lookalike market characteristics to double the national footprint.
Faherty
Formula Retail
We were tasked with securing Faherty’s Hayes Valley location before their brand hit 12 national stores to conform to the Formula Retail guidelines. This supply constrained market was challenging to champion, but Capricorn ultimately executed for the client.
Jimmy Jazz
80 Store Company Acquisition
Jimmy Jazz operated 100 locations throughout the eastern US before acquiring Man Alive & Decibel from The Finish Line, almost doubling their store count. The acquisition was predicated on limiting go-forward liabilities, scaling revenue, inventory sell-through and ultimately monetizing the real estate. Jimmy Jazz most recently sold to Snipes.
